Should I Lay a Concrete Floor First or Last?

We recommend laying the concrete slab first for all steel buildings for several reasons:

  • Corrosion Prevention: Concrete is corrosive. If a concrete floor is poured after the building is complete, it can cause corrosion to the cladding around the bottom 300mm of the wall sheets. Additionally, Bluescope Lysaght will void their Colorbond warranty if any part of the wall cladding is in contact with concrete.
  • Professional Finish: Pouring the concrete floor first allows our concreters to properly box and finish the slab to a high standard. Infill slabs poured later often do not meet the same quality.
  • Level Slabs: Our slabs are laid completely level, making it easier to accommodate site fall and customer requirements, such as drainage.
  • Waterproofing: The side wall cladding overlaps the concrete floor by 30-40mm, ensuring waterproofing. We also offer "vermin flashings" to prevent dust and pests from entering the building.
  • Cost Efficiency: If the concrete floor is not laid first, footings will need to be installed separately, increasing costs. By doing both at the start, you will save money.
Is This a Fixed Contract Price?

The contract price may vary based on site conditions, including:

  • Site Level: If the site is not level within 75mm.
  • Access: If there is no clear access for a 6m concrete truck to reach the slab area.
  • Location: Costs for concrete may vary outside the Melbourne Metro area. Concrete floors are calculated using a supply cost of $180/m³, with additional local supply costs determined during the site inspection.
  • Power Requirements: If there is no power available and generators are needed, both the concreter and building contractor will require power.

After the site inspection, we will provide a quote for any unknowns, and the concrete floor costs will then be fixed.
